Downtown Nashville Grows Again: Bridgestone Arena’s $650M Redevelopment Unveiled

In a city already booming with growth, Nashville’s Bridgestone Arena is about to undergo a $650 million transformation that will dramatically change the landscape of downtown and signal long-term opportunity for investors and residents alike.

The Nashville Predators plan to expand the arena by 175,000 square feet, construct two adjoining towers, and introduce new restaurants, shops, hotel space, and even a rooftop bar billed as the largest on Broadway. The arena will continue to anchor one of Nashville’s most iconic corridors—501 Broadway—while evolving into a seven-day-a-week hub for entertainment and commerce.

What’s Included in the Expansion?

  • Escalators and walkways at the current entrance will guide fans into new public spaces

  • A 60,000 sq. ft. rooftop bar and terrace will crown the upper levels

  • 600–700 new seats, expanded concourses, and additional bathrooms

  • Retail and restaurant space totaling over 175,000 sq. ft. across multiple levels

  • A 20-story hotel may occupy one of the towers, along with potential additions like a sports bar, two-story restaurant, or bowling alley

  • New entrance views opening toward the Cumberland River and Walk of Fame Park

The renovation, funded by arena-generated sales tax revenue and ticket sales, ensures that it supports Nashville’s general fund—not pulls from it.

Future-Proofing for the City’s Sports and Entertainment Core

With former Governor Bill Haslam leading Nashville’s bid for a WNBA team, Bridgestone’s expansion is “future-proofed” to accommodate a second major sports tenant. Plans also include expanded locker rooms and artist facilities, setting the stage for even bigger concerts, events, and tenant opportunities.

What It Means for Nashville Real Estate

This transformation amplifies the growing appeal of downtown living and continues to raise the value of surrounding neighborhoods like The Gulch, SoBro, Germantown, and Wedgewood-Houston. The promise of enhanced walkability, tourism, entertainment, and daily foot traffic boosts property value, short-term rental potential, and long-term appeal.

Home buyers and sellers in Middle Tennessee are watching downtown closely, and Bridgestone’s expansion is a beacon of confidence for anyone considering a move.
